No!! We are not taking photos, most of the time… what you see surveyors do with the tripod and that funny looking machine thing that we look through, is basically take measurements of angles and distances. With a touch of art, and effective techniques, we measure hundreds and sometimes thousands of points to deliver a plan to suit the need of our client.
There are various reasons why you would need a survey. Some of the main reasons a client will need a survey, are for council requirements, intention of developing, or to determine the location of a boundary. Some of the surveys we provide are listed below:
The main purpose of this survey is to show on a plan what lies on the ground. The main features that are shown are the kerbs, structures, services, roof, windows, trees, and levels. Boundary information is shown, and at Radon Associates, we ensure with every survey we do, a copy of the title is ordered to ensure all affecting or benefitting interests are relayed to the client. If it is required, we are able to provide elevation plans at request. This survey is generally conducted in order to lodge to council to apply for a DA and is generally provided to an architect to use for planning purposes.
These surveys require an in depth understanding of boundaries and a thorough search of survey plans in the area to determine the correct location of the boundary. Using survey marks located on the street, and comparing these with existing plans, surveyors determine where boundaries are located, and calculate where a future structure will go from plans provided by architects. The surveys provided in this section range from initial setout, formwork checks, pin slabs, marking decks, marking slabs and more.
It is essential to have this survey conducted by a reputable surveyor. This stage is critical, and having a mistake in this stage can be costly when it comes to the final stages where OC is needed. Cheapest is not always best!!
Tip for clients: Always ask if they are a registered surveyor!! You can cross check this on the public register for registered surveyors
An accurate survey is required for boundary marking. This survey is generally requested by clients in regards to fencing, boundary disputes, or simply because it is required by the surveyor legally when a plan has been lodged
Identification surveys also requires a thorough amount of work from surveyors to determine the correct position of the boundaries. It is a survey that shows position of structures and their heights in relation to the boundary and is generally accompanied by a report from a registered surveyor. It is required for OC, and can be requested prior to purchasing or selling land to determine any encroachments or interests affecting the land.
A deposited plan is mostly required for these intentions. At Radon Associates, we are able to provide a reasonable price. Each job is unique in this regard, and having the right search is vital. We go above and beyond in this regard to ensure the most correct opinion is determined.
Detail surveys, as mentioned above, are a representation of what stands on the land and its approximate position in relation to the boundaries. This will vary from council to council as there are a few variations regarding their requirements. This will impact what is shown and the pricing that will be charged. A setout or a pegout is a survey where a surveyor will investigate the boundary location and determine an opinion of the boundary. From these calculations, further calculate the location of where a building should be built, and place marks on the ground to assist the builder and other trades to continue the project. an example of one of our setout sketches is shown to the left
